5 Reasons You Should Always Use a Realtor

With the internet available to tell us how to do just about anything people want to do more and more things themselves, like changing their own oil or buying and selling their own home. In our opinion, it’s a mistake to try to sell or buy a house on your own. You may think you will save money this way by not paying a commission, but it doesn’t always work out that way. Here are 5 reasons we recommend hiring a good realtor to help you by or sell your home.


1. Negotiations.


Again, people try to save money on commissions by not hiring a realtor. But often a high-level realtor is able to negotiate a much better offer to make their commission worth it. They also do due diligence to find the right listing for you. If you are listing your home, they find the right buyers for you. The right negotiation strategy plus the right buyer or the right house gives you a good return on your investment of the realtor’s commission.


2. New builds.


It’s become very popular lately, with the explosion of the DFW area, to hire a realtor for new builds as well. When you go to talk to a builder they walk you through the model home and through the building process, but they don’t always mention using a realtor. Many people don’t realize that they should be using a realtor, even on a new build. A realtor can help you with some of the meetings you have with the builder to negotiate the sale price. Your realtor can also walk you through the whole process, knowing what to look for to make sure that you are happy with the house you buy. Building a new home can be a 7 to 9-month process, and a realtor can help you make sure you don’t make mistakes along the way. This is one of the biggest investments you’re going to make in your life, so you want to have a trained professional with you who is looking out for you throughout that process.


3. Contracts.


Your realtor can help you go over contracts. Many of us don’t know what to look for in real estate contracts. Realtors are trained and licensed to do this! They can make sure that there’s nothing funny or funky in what you’re signing.


4. Resources.


This is an intangible benefit of using a realtor. Many high-level realtors have many resources that you can use, and people they can recommend. Many realtors can recommend good plumbers, flooring people, etc. We work with a lot of realtors who refer us for window treatments. Your realtor is almost like a one-stop shop for some of the best local vendors you may need along the way. They are a wealth of information!


5. An unemotional set of eyes.


Don’t underestimate the value of an unemotional, third-party set of eyes. It’s easy for us to get dead set on a price when we’re selling, or that perfect home when we’re buying. There are a lot of emotions involved in buying and selling a house. A realtor can come in as a third-party set of eyes to advise you about what’s really best for you, your family and your situation. They can see things that you may not be thinking of, that may be in your blind spot.
